Unemployment Rates

The unemployment rate is a great market indicator for the future market. As long as employment numbers are strong, mortgages will be paid and manufactured items will be purchased.

Adam's Insight: I was worried that companies would start laying off employees with #DOGE and economic fears. However, 0.1% change isn't much. We are still in the healthy range of unemployment. Our Canadian neighbors unemployment rate is 63% higher than the USA. Canada feels like their market is still healthy, so 4.2% is still very healthy.

Adam's Insight: As the nation's unemployment increases, Florida also followed suit. Both, the Nation and Florida are still in a healthy range. I do not believe this will slow down real estate for Brevard County. Rumor has it that large local tech companies are starting to hire 5,000 more employees.

Adam's Insight: News articles read that "interest rates are dropping, go and buy a home". This is nonsense, a home buyer will not notice a 0.06% change. If you real estate agent says "to date the rate and marry the house", you should find a new real estate agent. It could be 20 years before interest rates fall below 4%. The important factor is if you are comfortable paying your monthly mortgage, if it is not comfortable today then it probably wont be comfortable tomorrow.

Adam's Insight: I am very happy to see almost 200 more homes sold than last month, however we are down 13.5% over last year. The market is cooling but homes are still selling. We are definitely in a changing market, and we are working our way into a buyers market.
